The 2015 Ventura County conforming loan limit

The 2015 Ventura County conforming loan limit (aka high balance loan limit) will be $603,750.   This is an increase from the 2014 Ventura limit of $598,000.   The High Balance Conforming Loan Limit applies to all Fannie Mae (FNMA) and Freddie Mac Home Loans that exceed $417,000 up to the full $603,750 Ventura County Loan Limit for 2015.

These are available with as little as 10% down payment.   For a $650,000 home purchase in Ventura, the 10% down payment would be $65,000,  with would result in a new Loan of $595,000.    There are other options to use this Conforming Loan to exceed this amount.   We also offer piggyback seconds that would allow you to pair a $603,750 first mortgage with a new second lien,  with just 10% down required.   An example would be for a $800K Ventura home purchase with 10% down ($80k down), the new first mortgage would be at $603,750, and the new second mortgage would make up the remainder up to 90% LTV with a $116,250 balance.

California FHA Loan Limits for 2015

FHA has re-instanted the HERA FHA Loan Limits called “Permanent High Cost Loan Limits” for the 2014 calendar year.   These were originally authorized in the HERA law passed in the summer of 2009.   The floor FHA Loan Limit for base counties has returned to $271,050, and goes up to FHA loan amounts as high as $625,500 in high cost counties (the ceiling).   All single family FHA Loans that exceed $417K are called FHA Jumbo or FHA High Balance Loans.

VanDyk offers FHA Loans up to the full FHA county loan limit for every area that we serve.  FHA Loans for single family homes are available up to $625,500 in higher cost counties such as Los Angeles, San Francisco, Alameda, Contra Costra, Orange County, Santa Clara, Santa Cruz, San Benito, Marin, and Santa Barbara.  San Diego Homebuyers and Homeowners can get FHA Loans up to $546,250, Riverside and San Bernardino up to $355,350, Sacramento, El Dorado, and Placer counties up to $474,950.

Many Veterans have encountered financial Hardship during the past several years. Active Duty Recalls, Overseas Tours, Risky Mortgage Loans, falling Real Estate Prices, Unemployment, etc have created financial Hardship for many Veterans across the Country in the form of Bankruptcy, Foreclosure and Short Sale.

We have good news for our Vets:   You can get a VA Jumbo Loan with VanDyk Mortgage as soon as 2 years after one of these events.

Here is a quick list of the waiting period for each Hardship.

California VA Jumbo Loans After Financial Hardship:

  • VA Jumbo Loan after Bankruptcy – as soon as 2 yrs after Bankruptcy Discharge
  • VA Jumbo Loan after Foreclosure – as soon as 2 yrs after Foreclosure Sale Date
  • VA Jumbo Loan after Short Sale – as soon as 2 yrs after Short Sale date
  • VA Loans after Short Sales that had no late Mortgage Payments prior to date of sale may be eligible sooner than 2 yrs (sometimes immediately after sale)

VA Loan Limits increased for Remainder of 2012 – up to $1m in California

Congress and the President have worked together to authorize the Veterans Administration to increase the 2012 VA Loan Limits for California for the remainder of 2012.   The formula for generating the VA Loan Limits was altered by Congress in 2008, and has now been resinstated beginning August 6, 2012.

The VA Jumbo Loan allows Veterans and Active Duty Military Personnel to purchase homes in higher cost areas of California and Washington at loan amounts more inline with local housing costs.    Many Vet’s can purchase up to $1m with zero money down.

Some examples of the new VA Loan Limits in California are: Veterans in Los Angeles, Orange County, Ventura, Brea, Pasadena, Irvine, Costa Mesa, Huntington Beach, and Long Beach may qualify for a 100% VA Jumbo loan up to $675,000. San Diego County cities including San Diego, Oceanside, Chula Vista, El Cajon, Encinitas, Carlsbad, San Marcos, Escondido, Rancho Bernardo, la Mesa and National City a Vet can borrow up to $518,750 with no money down when buying a house. San Jose vets can go up to $831,250 with no money down VA Purchase Loan. Bay Area Vets buying a home in San Francisco, Alameda, Oakland, Fremont, Contra Costa, Marin, San Mateo, Daly City, etc can qualify up to $1,000,000 for a 100% VA Loan as well. We also offer VA Loans that exceed these limits with the appropriate amount of Down payment on purchases, or equity on Refinances.

Improved Options for California FHA Streamline Refinances are here.  The Whitehouse authorized changes to the FHA Streamline Refinance Program  are now available.    These FHA Streamline Fee reductions will help many California Homeowners with FHA Loans made prior to June 1, 2009 save hundreds per month.

The options for FHA Streamlines for California Homeowners have been prohibitive the past couple years due to increased FHA Mortgage Insurance rates.   The new FHA Streamline Changes reduce fees for FHA Streamline Borrowers.  The new program will reduce the Upfront Mortgage Insurance Premium (UFMIP) to .01% (that is less than $75 on a typical FHA Loan).   But there is more to report:  the annual Mortgage Insurance Premium is being reduced to .55% for FHA Streamlines and FHA Jumbo Streamlines from a previous level of 1.25%.  This will result in Huge Savings for homeowners that take advantage of a FHA Streamline Refinance.

FHA Jumbo Loan amounts (those over $417,001)  are fully eligible for the reduced .55% MIP rate and negligible UFMIP rate of .01% ($72.79 on a $729,750 FHA Jumbo Loan amount).

These changes to FHA Streamline and FHA Jumbo Streamline rules will open the door for Homeowners with FHA Loans in California  to save hundreds per month in most cases.
